Process

Our architecture firm’s work usually progresses through phases, each building on the ideas and decisions from the last. Through value engineering, we optimize project efficiency and reduce costs. Our goal is to ensure that every design decision delivers maximum value while maintaining the highest standards of quality and functionality.

I.

Initial Consultation

The first step in the design process is to meet with you to understand your needs and define the architectural program of your custom-built project. The architectural program acts as a project design guideline, helping coordinate the different aspects of the project that impact the functionality and aesthetic of your custom design. This includes your goals and needs, the physical and financial project scope and scale, the site characteristics, and the character of the proposed structure.

The information gathered during or prior to the initial consultation allows us to review your property survey, the zoning, permit and building code requirements according to your land location, your lot size, soil type, utilities, flood zone designation and elevation, and more, in order to be able to design your floor plan with more accuracy. Early consultation allows us to ensure every step of the design process is as effective and efficient as possible.

II.

Schematic Design

After determining the required functions of your custom project and its main features, like estimated square footage, number of stories, etc., our team proceeds to the schematic design phase.

While different for every project, from the schematic design, we can usually walk you right though your custom home, commercial building, home renovation, or planned community project. This enables you to envision your project in better detail before it’s built, so you can make choices with more confidence and clarity. We typically present you with the front elevation and a site plan, a floor plan that includes each room and the full property size as well as the general location of doors and windows.

We also may provide you with other illustrative materials, like renderings, 2D plans, a 3D model, a 3D virtual tour and walkthrough, as well as a 3D print of a scaled, physical model of your project. At this stage, you will be able to better visualize the design and provide feedback to ensure that it fits your unique style, wants and needs.

Our architecture firm’s passion for innovation, BIM technology, and value engineering allow us to create more detailed schematic designs and be more efficient earlier in the design process without compromising quality. This eliminates the need for the design development phase, which is normally the next stage, speeding up the design process and reducing time and costs. After we review the design together and you give us your approval, we move on to the construction documents phase.

III.

Construction Documents

This is the phase where our architecture firm translates your custom project design into the technical language of the contractor. The construction documents provide the detailed information needed to understand the design and facilitate construction.

Fully dimensioned floor plans, elevations, sections, details, window and door schedules, selected materials as well as electrical plan and plumbing location documents are produced for bidding, permitting and construction. They are also ready to be worked on by the interior designers, engineers, and other technical professionals or design specialists.

During this phase of the design process, construction documents like mechanical, plumbing, drainage plan, pile design, and elevations certificate, may also be created if required.

Bidding Phase

Successful projects are usually the result of teamwork between the client, architect, and contractor. Our 45+ years of architecture experience for the Florida real estate market allows to ensure that your design aligns with the highest professional standards in the building industry, so you can work with the most qualified and respected Florida builders.

The contractor selection process often involves competitive bidding, but sometimes a contract is simply negotiated with a preferred builder. In either case, the team at our architecture firm is are available to assist you with this process.

Contractor Team Building

Thanks to our 45+ years of experience in architecture for the Florida real estate market, we have worked with many contractors and specialists, amassing a large network of trusted professionals. Our team truly cares about the success of your project and makes sure to recommend builders, contractors, engineers, and other experts that best fit your goals and design, helping you build your construction team and assisting you in acquiring an estimate and tentative timeline. Once the blueprints are handed to the contractor, they manage the project until final, but you can opt for additional construction support from our firm.

VI.

Construction Phase Services

The design process ends with the construction phase. If preferred by you, we can be involved in the construction phase of the project as a field consultant. During this time, we may perform construction site visits to observe the project’s progress and help resolve problems and questions that could delay construction and the permit approval process, review any submittals and shop drawings, and coordinate on finishes.

Generally, our most critical task during this phase is to see that the construction is proceeding as per our architectural drawings and is consistent with your wants and objectives.
